As part of the acquisitions process, it is important for our clients to be aware of the condition of the property they are leasing or buying as this will form a critical part of the negotiation of the final Heads of Terms for a deal. As part of the building survey, the report includes a specification of works that is needed to put the building back in to full repair with an estimated cost that can be used for negotiation purposes.
Through them we can also provide: insurance reinstatement valuations; advice on an entire building or a specific part or component; schedules of dilapidations during and at the termination of leases; advise, negotiate and defend dilapidation claims; section 18 valuations as required under The Landlord and Tenant Act 1927; and schedules of condition at the commencement of leases
